What we inspect on each parcel

The exterior items your documents govern: building elements and appurtenances, paint and rust staining, awnings and metal elements, railings, hardscape (asphalt, curbing, wheel stops, sidewalks), bollards and gates and their colour, accessible parking signage and striping, landscape and irrigation against the approved plan, building and regulatory signage, fire department connections and backflow preventers, pedestrian and parking lot lighting, drainage and grading, mailboxes, and trash enclosures. Each item gets a finding, a required action and a dated, arrow-marked photo.

What the board receives

A report per parcel plus a park-wide summary: a checklist exhibit by category showing every element as satisfactory, not applicable or deficient; the deficiency pages with photos and required actions written so the owner can hand them to a contractor; and a keyed site plan when the association can supply one. The same format every cycle, so year-over-year progress is visible.

How fast do I get my report?

We understand commercial due diligence deadlines. We deliver your full written report within 3 to 5 business days of our physical on-site walk-through. If your completed report is not delivered within 5 business days, we credit $250 toward your final invoice.

What is an association compliance inspection?

An association compliance inspection is a scheduled exterior review of every parcel or unit in a business park or commercial condominium, measured against the association's declaration, rules and approved plans. It documents each deficiency with a photograph and a required action so the board and manager can enforce the standards consistently.

How often should a business park association inspect its parcels?

Annually at minimum; semi-annually for parks with active enforcement or older buildings. A consistent cycle, with the same report format each time, is what makes enforcement defensible and lets owners plan repairs.

How are association compliance inspections priced?

Per parcel or unit, with a park-wide summary included, and a lower rate for a recurring annual or semi-annual schedule. Send us the parcel count, the property address and your governing documents and we will quote it within one business day.

Do you enforce the violations or just report them?

We report. The association and its manager decide on notices, fines and deadlines under its documents and Florida law. Our report gives them dated photographic evidence and a clear required action for each item.

Are you engineers, and do you perform milestone or 40-year recertifications?

No. We are inspectors, not engineers or architects. We do not perform Florida milestone inspections, 40-year recertifications or SIRS reserve studies, which must be signed by a licensed engineer or architect; we can recommend when one is needed. We specialize in inspections, not recertifications.
