What a draw inspection answers

One question: is the work in place equal to the money being requested? Answering it well means knowing what a rough-in, a roof deck or a storefront package should cost at this stage in this market, and being able to see when a line item is claimed at 80 percent but installed at 50. That is a contractor's judgment, and our founder spent more than ten years making it from the other side of the table as the owner of a commercial general contracting firm.

What the lender receives

A dated report for each draw: percent complete by line item against the schedule of values, a summary of the requested amount versus the amount supported by work in place, stored materials observed and where they are stored, site conditions and safety observations, schedule status against the construction schedule, and numbered, time-stamped photos of every line item claimed. Change orders and any work that appears out of sequence are flagged.

Most lenders fund monthly. We visit within two business days of the draw request, report within 24 to 48 hours of the visit, and use the same schedule of values and line numbering every month so the file reads as one continuous record from foundation to certificate of occupancy.

What is a construction draw inspection?

A construction draw inspection is an independent site visit, made before a lender releases a scheduled loan payment (a draw), to confirm that the construction work the contractor is billing for is actually complete and in place. The inspector compares the contractor's pay application to what is built, reports percent complete by line item, and photographs the work.

How fast do I get my report?

We understand commercial due diligence deadlines. We deliver your full written report within 3 to 5 business days of our physical on-site walk-through. If your completed report is not delivered within 5 business days, we credit $250 toward your final invoice.

What does a draw inspection cost?

Draw inspections are priced per visit based on project size and location, with a lower rate for recurring monthly visits on the same project. Send us the schedule of values and the address and we will quote it the same business day.

Do you review the contractor's schedule of values and change orders?

Yes. Each report tracks the same line items as the schedule of values, notes change orders that add or remove scope, and flags any line billed ahead of the work in place. We do not approve or reject the draw; the lender makes that decision with our report as the evidence.

Are you engineers, and do you certify the work?

No. We are inspectors with a commercial general contracting background, not engineers or architects, and we do not sign sealed certifications. A draw inspection verifies progress and condition for the lender; it is not a code inspection, which remains the building department's job.
