Why should a tenant inspect before signing a triple net lease?
In a triple net (NNN) lease the tenant usually pays for maintenance, repair and often replacement of building systems. An inspection before signing documents which systems are already near the end of their life so that cost can be negotiated instead of inherited.
What does a pre-lease commercial inspection cover?
HVAC equipment age and condition, roof condition over the premises, electrical service, plumbing, storefront and doors, slab and interior finishes, each photographed and dated, with estimated remaining useful life for the major systems.
What is a lease surrender inspection?
An inspection at the end of the lease term that records the condition of the space and compares it with the move-in baseline, distinguishing normal wear and tear from damage the lease requires the tenant to repair.
