What the report contains

An executive summary with condition ratings by system; an immediate-needs table (0 to 12 months) and a short-term table (1 to 2 years), both with line-item quantities and unit costs; a 10-year replacement reserve schedule by year; and a numbered photo log tied to each finding. What is a Property Condition Assessment (PCA)?

A PCA is a visual, non-invasive walk-through survey of a commercial property that documents the physical condition of the site, structure, envelope, roofing and mechanical, electrical and plumbing systems, and estimates the cost of immediate repairs and future capital replacements.

How much do repairs have to cost to show up in a PCA?

We list every material deficiency we observe. Items are grouped into immediate needs, short-term needs and the 10-year reserve schedule, with routine maintenance noted separately so normal wear is not mistaken for a reason to walk away.

How fast do I get my report?

We understand commercial due diligence deadlines. We deliver your full written report within 3 to 5 business days of our physical on-site walk-through. If your completed report is not delivered within 5 business days, we credit $250 toward your final invoice.

Will an SBA lender accept your report?

Lenders set their own requirements, so confirm with your loan officer before ordering. The report documents condition, immediate repairs and a capital reserve forecast, which is the information SBA 504 and 7(a) lenders typically ask a borrower to provide.
