What matters in an industrial building
In a warehouse the money is in the roof, the slab and the power. We check the membrane and its drainage, look for slab cracking and settlement at dock positions and racking aisles, confirm what electrical service is actually there, and test dock doors and levelers, because those are the items that stop an operation or blow up a budget.

How fast do I get my report?
We understand commercial due diligence deadlines. We deliver your full written report within 3 to 5 business days of our physical on-site walk-through. If your completed report is not delivered within 5 business days, we credit $250 toward your final invoice.
What are the most expensive problems found in older industrial buildings?
Roof membranes at the end of their useful life, rooftop or split HVAC systems past service life, slab settlement at dock doors, undersized or obsolete electrical service, and deferred fire sprinkler maintenance. Each one is priced in the report so it can be negotiated.
Do you inspect multi-tenant industrial flex buildings?
Yes. We inspect the common roof, structure, site and building systems, and sample the tenant bays. The report separates landlord items from typical tenant responsibilities.
Do you also perform the repairs you find?
No. We only inspect and report, so there is no incentive to find work. The cost figures are there for budgeting and negotiation and should be confirmed with competitive bids.
