Why independent matters
A roofing contractor's free inspection ends in a proposal. Ours ends in a report. Because we do not perform or refer repair work, the finding can be "this roof has six good years left" when that is the truth.
What we check
Membrane condition, seams and flashings; ponding, drains, scuppers and overflow provisions; parapets, copings and wall transitions; rooftop equipment curbs, supports and anchorage; penetrations and pitch pans; and the walls, sealants and openings below, where roof leaks are often blamed for envelope failures.

How fast do I get my report?
We understand commercial due diligence deadlines. We deliver your full written report within 3 to 5 business days of our physical on-site walk-through. If your completed report is not delivered within 5 business days, we credit $250 toward your final invoice.
How long does a commercial flat roof last in South Florida?
It depends on the system, installation and maintenance, but heat, UV and heavy rain shorten roof life here. Many single-ply and built-up roofs reach the end of their service life in roughly 15 to 25 years. An inspection estimates the remaining useful life of your specific roof.
What is the difference between your roof inspection and a roofer's free estimate?
A roofer inspects in order to sell a repair or replacement. We only inspect and report and do not perform or refer roofing work, so the assessment has no sales incentive behind it.
Which roof types do you inspect?
TPO, EPDM, PVC, modified bitumen, built-up and standing-seam or screw-down metal roofs on commercial buildings across Palm Beach and Broward counties.
Should I get a roof inspection before hurricane season?
Yes. A pre-season inspection checks drainage, edge and coping attachment, rooftop equipment anchorage and loose items, and gives you a dated record of the roof's condition before a storm, which also helps with an insurance claim.
